Pressure Washing
Pressure washing for driveways, sidewalks, patios, walkways, building exteriors, and commercial properties across Morris County and surrounding areas.
Pressure Washing in Towaco, Montville & Morris County NJ
Adams Cleaning LLC provides professional pressure washing and soft washing for homes, businesses, hotels, restaurants, sidewalks, curbs, driveways, dumpster areas, drive-thrus, building exteriors, siding, concrete, and commercial properties in Towaco, Montville, Morris County, and nearby North Jersey areas.
Pressure washing helps remove dirt, algae, mildew, grease, gum, surface stains, and buildup from exterior surfaces. For more delicate surfaces like siding, we use soft washing, which uses lower pressure with the right cleaning solution to safely clean without damaging the surface.
Pressure Washing vs. Soft Washing
Not every surface should be cleaned with high pressure. Concrete, sidewalks, curbs, dumpster pads, and drive-thrus can usually handle stronger pressure. Siding, painted surfaces, vinyl, and more delicate areas often need soft washing.
Soft washing is recommended for siding because:
It uses lower pressure to help avoid damage
It works well on algae, mildew, and green buildup
It helps clean the surface without forcing water behind siding
It is safer for vinyl, painted areas, and delicate exterior surfaces
Soft washing works because the cleaning solution breaks down the organic growth first, then the area is gently rinsed.
Surfaces We Pressure Wash
We clean a wide range of residential and commercial exterior surfaces, including:
Concrete driveways
Sidewalks and walkways
Curbs
Patios
Pool decks
Dumpster pads and dumpster areas
Restaurant drive-thrus
Gas station concrete
Commercial entrances
Building siding
Vinyl siding
Brick and exterior walls
Storefronts and business walkways
Hotel exterior areas
Restaurant and fast-food locations
We have experience cleaning for hotels, restaurants, commercial properties, and private businesses, including Hilton hotel locations, Wendy’s locations, Friendly’s locations, and many other business properties.
Commercial Pressure Washing
Commercial properties usually need more frequent exterior cleaning because of foot traffic, cars, grease, food spills, trash areas, and daily customer use. Adams Cleaning LLC provides pressure washing for commercial sidewalks, drive-thrus, dumpster areas, loading areas, curbs, entrances, and exterior concrete.
This is especially useful for:
Restaurants
Hotels
Gas stations
Drive-thru lanes
Retail plazas
Office buildings
Apartment buildings
Commercial dumpster areas
High-traffic sidewalks and curbs
Dumpster areas and drive-thrus often need special attention because they collect grease, food residue, stains, odors, and heavy buildup.
Pressure Washing Prices
Pressure washing pricing depends on the surface type, size, soil level, stains, access, water availability, and how much detail work is needed.
General pressure washing pricing:
Residential sidewalks or small areas: usually $150–$300+
Driveways: usually $200–$500+, depending on size and condition
Patios and walkways: usually $200–$600+
House siding soft washing: usually $300–$800+, depending on size and buildup
Commercial sidewalks and curbs: usually $0.15–$0.40 per square foot
Large surface cleaning, gas stations, plazas, or big concrete areas: usually $0.12–$0.30 per square foot
Dumpster pads and dumpster areas: usually $250–$750+, depending on grease, size, and condition
Drive-thru lanes: usually $300–$1,000+, depending on size, grease, and traffic buildup
Larger open areas are usually cheaper per square foot because they are faster to clean with surface cleaning equipment. Smaller areas, heavy grease, gum, stains, tight spaces, and detailed edges are usually priced higher because they take more time.
Concrete Surface Cleaning
For concrete, sidewalks, driveways, gas stations, and large commercial areas, we often use a professional surface cleaner. A surface cleaner helps clean large flat areas more evenly than using only a pressure washing wand.
This is useful for:
Big concrete areas
Gas station pads
Sidewalks
Drive-thrus
Curbs
Commercial walkways
Parking lot edges
Restaurant entrances
For corners, edges, curbs, and tight areas, we also use the pressure washing wand to detail the areas the surface cleaner cannot fully reach.
Concrete Sealing
Adams Cleaning LLC also offers concrete sealing after pressure washing. Concrete sealing can help slow down how quickly concrete absorbs water, dirt, stains, salt, oil, and surface buildup.
Concrete sealing is especially useful for:
Driveways
Walkways
Patios
Pool decks
Commercial concrete
High-traffic sidewalks
Areas exposed to salt in the winter
Concrete that stains or darkens quickly
Concrete sealing is usually recommended after the surface is properly cleaned and fully dry. We do not recommend sealing dirty concrete because it can trap dirt and stains under the sealer.
Concrete Sealing Prices
Concrete sealing usually ranges from $0.75 to $2.00 per square foot, depending on the size, surface condition, concrete porosity, type of sealer, and how much detail work is needed.
Larger open areas are usually closer to the lower end. Smaller areas, detailed edges, very porous concrete, or areas that need more prep work are usually closer to the higher end.
When We Do Not Recommend Concrete Sealing
Concrete sealing is not always the best choice. We may not recommend sealing if:
The concrete is still dirty or stained and has not been cleaned
The surface is wet or has not dried properly
The concrete is damaged, flaking, or breaking apart
There is an old failed sealer that needs removal first
The customer expects sealing to remove stains already in the concrete
The surface has moisture problems
Sealing helps protect concrete, but it does not make concrete stain-proof and it does not fix damaged concrete.
How Often Should Pressure Washing Be Done?
For most homes, pressure washing or soft washing is usually recommended about once a year or as needed, depending on shade, trees, algae growth, and weather exposure.
For commercial properties, cleaning may be needed more often:
Restaurants and drive-thrus: every 1–3 months depending on grease and traffic
Dumpster areas: every 1–3 months depending on use
Hotels and storefronts: every 3–6 months depending on foot traffic
Sidewalks and curbs: every 3–6 months for busy businesses
Residential driveways and patios: usually once a year or as needed

Pressure Washing FAQs
How much does pressure washing cost?
Pressure washing prices depend on the size, surface type, stains, buildup, access, and amount of detail work needed. Residential jobs may start around $150–$300+, while larger commercial surface cleaning can range from about $0.12 to $0.40 per square foot.
What is soft washing?
Soft washing uses lower pressure with the right cleaning solution to clean more delicate surfaces like siding. It is safer than high pressure for vinyl siding, painted areas, and surfaces that can be damaged by too much pressure.
Do you pressure wash commercial dumpster areas and drive-thrus?
Yes. Adams Cleaning LLC cleans dumpster areas, drive-thrus, sidewalks, curbs, entrances, and other commercial exterior areas for restaurants, hotels, gas stations, and private businesses.
Do you offer concrete sealing after pressure washing?
Yes. We offer concrete sealing after cleaning when the surface is ready. Concrete sealing usually ranges from $0.75 to $2.00 per square foot, depending on the surface and sealer needed.
How often should commercial pressure washing be done?
Restaurants, drive-thrus, dumpster areas, sidewalks, and hotel entrances may need cleaning every 1–6 months, depending on traffic, grease, stains, and buildup.
Can pressure washing damage siding or concrete?
It can if the wrong pressure is used. That is why we use soft washing for siding and the proper pressure for concrete, sidewalks, and commercial surfaces. Different surfaces need different cleaning methods.
