Tile and grout sealing to help protect grout lines and keep floors looking cleaner longer across Morris County and surrounding areas.
Tile and Grout Sealing in Towaco, Montville & Morris County NJ
Tile and grout sealing helps protect freshly cleaned grout and tile from future dirt, spills, stains, and buildup. Adams Cleaning LLC provides professional tile and grout sealing for kitchens, bathrooms, hallways, entryways, basements, restaurants, offices, and commercial floors in Towaco, Montville, Morris County, and nearby North Jersey areas.
We usually recommend sealing after professional tile and grout cleaning. We do not recommend sealing before cleaning because the sealer can trap dirt, stains, and residue inside the grout lines.
Why Seal Tile and Grout After Cleaning?
Grout is porous, which means it can absorb dirt, mop water, spills, grease, and stains over time. After the floor is professionally cleaned, sealing can help slow down how quickly dirt and residue soak back into the grout lines.
At Adams Cleaning LLC, we apply a clear penetrating sealant. This helps protect the floor without changing the natural color of the tile or grout.
What Makes Our Sealing Different?
Many companies only seal the grout lines. When the tile type allows it, Adams Cleaning LLC can seal both the grout lines and the tile surface for more complete protection.
Sealing can help reduce how quickly the floor absorbs things like:
Dirt and mop residue
Light spills
Kitchen grease
Bathroom soap residue
Water marks
High-traffic buildup
Sealing does not make tile or grout stain-proof, and it does not stop the floor from getting dirty. It simply adds a protective layer that helps make future cleaning and maintenance easier.
Tile and Grout Sealing Prices
Tile and grout sealing usually ranges from $1.50 to $3.00 per square foot.
Pricing depends on the size of the area, tile type, grout condition, how porous the surface is, how much detail work is needed, and whether the floor needs cleaning or grout repair before sealing.
Larger open areas are usually closer to the lower end of the range. Smaller areas, bathrooms, edges, corners, and more detailed work are usually closer to the higher end.
Important Drying and Cure Time
After sealing, the floor should not be walked on for about 4 hours. Furniture should usually stay off the floor for about 24 hours.
This waiting time is important because the sealer needs time to soak into the grout and tile surface, dry, and cure properly. Walking on it too soon or moving furniture back too early can reduce how well the sealer bonds and protects the surface.
For bathrooms, kitchens, and high-traffic areas, we recommend keeping the area as dry as possible during the first 24 hours after sealing.
Grout Repair and Spot Regrouting
Adams Cleaning LLC also offers spot grout repair and regrouting for areas where grout is missing, cracked, loose, or damaged. This is useful around sinks, corners, edges, bathrooms, kitchens, and areas where grout has worn down or fallen out.
The process usually includes:
Removing loose, damaged, or failing grout
Lightly cleaning and preparing the area
Applying new grout to fill the missing or damaged spots
Letting the grout cure properly
Returning later to seal the repaired grout after the cure time
Grout Repair Pricing
Small grout spot repairs usually start around $300, depending on the size, condition, access, and amount of detail needed.
For larger areas with a lot of missing grout or empty grout lines, regrouting is usually priced by the square foot. Larger regrouting jobs can range from about $3.00 to $8.00 per square foot, depending on how much old grout needs to be removed, the grout condition, tile type, spacing, and how detailed the work is.
Regrouting is different from basic sealing because it takes more labor, more detail work, and more time for the new grout to cure before it can be sealed.
Grout Color Matching
We do our best to match the existing grout color, but it is very hard to make new grout match old grout perfectly. Older grout can change color over time from dirt, age, cleaning products, moisture, and wear.
Before starting grout repair, we confirm the color with the customer. Our goal is to get the closest match possible and make sure the customer understands what to expect before the work is done.
Cure Time Before Sealing Repaired Grout
New grout needs time to cure before it can be sealed. In most cases, we wait about 2 to 3 days before sealing repaired grout, depending on the grout product, area, moisture, and cure time.
After the grout cures, we return to apply the clear sealant. The sealer then also needs time to dry and cure before normal use.

Tile and Grout Sealing FAQs
Should tile and grout be sealed before or after cleaning?
Tile and grout should usually be sealed after cleaning. We do not recommend sealing dirty grout because the sealer can trap dirt, stains, and residue inside the grout lines.
How much does tile and grout sealing cost?
Tile and grout sealing usually ranges from $1.50 to $3.00 per square foot. The price depends on the size of the area, tile type, grout condition, porosity, and detail work.
Do you seal both tile and grout?
Yes. When the tile type allows it, Adams Cleaning LLC can seal both the tile surface and the grout lines with a clear penetrating sealant.
Will the sealer change the color of my tile or grout?
We use a clear sealant, so it is not meant to change the color of the tile or grout. The goal is to protect the surface while keeping the floor looking natural.
How long before I can walk on the floor after sealing?
The floor should not be walked on for about 4 hours after sealing. Furniture should usually stay off the floor for about 24 hours so the sealer has time to soak in, dry, and cure properly.
Do you repair missing or damaged grout?
Yes. We offer spot grout repair and larger regrouting for areas with missing, loose, cracked, or damaged grout. Small spot repairs usually start around $300, and larger regrouting areas may be priced by the square foot.
How long before repaired grout can be sealed?
New grout usually needs about 2 to 3 days to cure before sealing, depending on the grout product, moisture, and area. After the grout cures, we return to apply the sealant.
